Middle Tennessee's January Housing Market Performance Hampered by Devasting Winter Storm

Kenneth’s update February 10, 2026… The devasting winter storm and longevity of recovery stymied the analysis of January’s housing market in the Greater Nashville area. Listings remain on the market longer and continue to exceed the two-month mark (65 days). Overall, the real estate production and values were active with a slight increase in inventory, respectable pending contracts for future closings, and a noticeable decrease in single-family median values.

The Greater Nashville REALTORS® recently released a report for the month ending January 31, 2026, as follows: There were 1,825 closings; 2,100 pending sales; 11,795 inventory; 65 days on the market; and the median price for single-family dwellings of $485,598, and $350,000 for condominium classifications. The data collected for this release represents nine Middle Tennessee counties: Cheatham, Davidson, Dickson, Maury, Robertson, Rutherford, Sumner, Williamson, and Wilson.

The mortgage rates for January 2026 lowered compared to the month of December 2025, per the weekly reporting period from several different surveys including Mortgage News Daily (daily index), Freddie Mac (weekly survey), Mortgage Bankers Association (weekly survey) and FHFA (monthly survey). The following chart, courtesy of Mortgage News Daily, demonstrates the Mortgage News Daily’s month’s flow for the Average 30-Year Fixed Mortgage Rates for the period of January 1, 2026, through January 31, 2026. The daily average began January 2nd with 6.20%, the low was 6.01% on January 12th, the high was 6.21% on January 21st and ended the month’s reporting on January 30th as 6.16%.

Economic Challenges. National economic policies, as well as aggression in the world of geopolitics, challenge local real estate confidence and participation. Continued increases in consumable goods, consumers’ daily living expenses, increases in healthcare insurance, and the unpredictable daily fluctuation of the United States tariff policy directly affect the livability of Americans. Lack of consistent reporting updates for the economic engine introduced lack of confidence in the accuracy of the data points including GDP, Labor Market Data, Inflation Report, and Consumer Confidence Index become a challenge for future housing market production.

Pending home sales – Pending Home Sales is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing. Pending contracts are good early indicators of upcoming sales closings. However, the amount of time between pending contracts and completed sales is not identical for all home sales.
