Middle Tennessee’s December Housing Market Performance Provides a Solid Launch to the New Year

Kenneth’s update January 7, 2026… Listings are remaining on the market longer -- Greater Nashville area’s real estate process exceeded the two-month mark (62 days) for the first time since January 2023 (61 days). Overall, the real estate production and values recorded a solid performance from Y-T-Y and M-T-M, as the housing inventory, predictably for winter months significantly declined.

The Greater Nashville REALTORS® recently released a report for the month ending December 31, 2025, as follows: There were 2,966 closings; 1,619 pending sales; 11,406 inventory; 62 days on the market; and the median price for single-family dwellings of $501,445, and $347,000 for condominium classifications. The data collected for this release represents nine Middle Tennessee counties: Cheatham, Davidson, Dickson, Maury, Robertson, Rutherford, Sumner, Williamson, and Wilson.

The mortgage rates remained relatively stable during December 2025, per the weekly reporting period from several different surveys including Mortgage News Daily (daily index), Freddie Mac (weekly survey), Mortgage Bankers Association (weekly survey) and FHFA (monthly survey). The following chart, courtesy of Mortgage News Daily, demonstrates the Mortgage News Daily’s month’s flow for the Average 30-Year Fixed Mortgage Rates for the period of December 1, 2025, through December 31, 2025. The daily average began December 1st with 6.31%, the high was 6.36% on December 8th and ended the month’s reporting on December 30th as 6.2%.

Economic Challenges. National economic policies, as well as aggression in the world of geopolitics, challenge local real estate confidence and participation. Continued increases in consumable goods, consumers’ daily living expenses, increases in healthcare insurance, and the unpredictable daily fluctuation of the United States tariff policy directly affect the livability of Americans. Lack of consistent reporting updates for the economic engine introduced lack of confidence in the accuracy of the data points including GDP, Labor Market Data, Inflation Report, and Consumer Confidence Index become a challenge for future housing market production as we begin the year of 2026.
