Greater Nashville’s October 2025 Real Estate Production and Values Reported a Solid Performance

Kenneth’s update 11072025… Greater Nashville area’s real estate production remained active during October 2025. M-T-M increased production of Closings and Pending Sales; Single-Family, and Condominium classification increased in median value. Housing Inventory declined; and the real estate process (Days on the Market) was longer. For Y-T-Y overall improvements in Closings, Inventory, Single-Family and Condominium median values were reported.

Mortgage rates produced a downward trend for the majority of October 2025 before significantly rising to end the month during the weekly reporting period from several different surveys including Mortgage News Daily (daily index), Freddie Mac (weekly survey), Mortgage Bankers Association (weekly survey) and FHFA (monthly survey). The following chart, courtesy of Mortgage News Daily, demonstrates the Mortgage News Daily’s month’s flow for the Average 30-Year Fixed Mortgage Rates for the period of October 1, 2025, through October 31, 2025. The daily average reporting began October 2nd with 6.36%, the low was 6.13% on October 28th and ended the month’s reporting on October 30th as 6.33%.

The Greater Nashville REALTORS® recently released a report for the month ending October 31, 2025, as follows: There were 2,886 closings; 2,276 pending sales; 14,282 inventory; 58 days on the market; and the median price for single-family dwellings of $515,000, and $353,700 for condominium classifications. The data collected for this release represents nine Middle Tennessee counties: Cheatham, Davidson, Dickson, Maury, Robertson, Rutherford, Sumner, Williamson, and Wilson.

Pending home sales – Pending Home Sales is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing. Pending contracts are good early indicators of upcoming sales closings. However, the amount of time between pending contracts and completed sales is not identical for all home sales.
