Greater Nashville’s November 2025 Real Estate Production and Values Declined M-T-M

Kenneth’s update 12092025… Greater Nashville area’s real estate production and values declined, M-T-M, as Middle Tennessee home buyers and home sellers transitioned to the holiday season and winter months during November 2025. For Y-T-Y performance, inventory increased, and the remaining key reporting sectors declined in yearly comparison.
The mortgage rates remained relatively stable during November 2025, staying below 6.40% for the month per the weekly reporting period from several different surveys including Mortgage News Daily (daily index), Freddie Mac (weekly survey), Mortgage Bankers Association (weekly survey) and FHFA (monthly survey). The following chart, courtesy of Mortgage News Daily, demonstrates the Mortgage News Daily’s month’s flow for the Average 30-Year Fixed Mortgage Rates for the period of November 1, 2025, through November 30, 2025. The daily average began November 2nd with 6.34%, the high was 6.38% on November 18th and ended the month’s reporting on November 28th as 6.22%.

Continued increases in consumable goods, consumers’ daily living expenses, increases in healthcare insurance, and the unpredictable daily fluctuation of the United States tariff policy directly affect the livability of Americans. The Greater Nashville REALTORS® recently released a report for the month ending November 30, 2025, as follows: There were 2,412 closings; 1,998 pending sales; 13,554 inventory; 57 days on the market; and the median price for single-family dwellings of $500,000, and $341,590 for condominium classifications. The data collected for this release represents nine Middle Tennessee counties: Cheatham, Davidson, Dickson, Maury, Robertson, Rutherford, Sumner, Williamson, and Wilson.
Pending home sales – Pending Home Sales is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing. Pending contracts are good early indicators of upcoming sales closings. However, the amount of time between pending contracts and completed sales is not identical for all home sales.
