Kenneth’s update as of October 7, 2026… Economic conditions are providing signs of a challenging residential real estate market for Fall 2026 in Middle Tennessee. Despite an abundance of available inventory, the key reporting data points for September 2026 of Closings, Pending Sales, Inventory, Days on the Market, Median Price for Single-Family Dwellings and Condominium Classifications did not improve from the previous month of August 2026. Overall, year-to-year improved September 2026/September 2025.
The Greater Nashville REALTORS® recently released a report for the month ending September 30, 2026, as follows: There were 2,885 closings; 2,045 pending sales; 15,536 inventory; 57 days on the market; and the median price for single-family dwellings of $510,000, and $331,780 for condominium classifications. The data collected for this release represents nine Middle Tennessee counties: Cheatham, Davidson, Dickson, Maury, Robertson, Rutherford, Sumner, Williamson, and Wilson.
Mortgage Rates.
The mortgage rates climbed each week during the month of September 2026. Per the reporting of Mortgage News Daily’s 30-Year Fixed Rate trendline from September 1, 2026, through September 30, 2026:
September 1st – reporting began the month at 6.89%
September 1st – the low for the month was 6.89%
September 29th – the high for the month was 7.58%
September 29th – reporting ended the month at 7.58%
Economic Challenges.
National economic policies and instability of geopolitics including a war, challenge local real estate confidence and participation. Continued increases in consumable goods as well as increasing energy costs, consumers’ daily living expenses, increases in healthcare insurance, and the unpredictable United States fluctuation of tariff policy directly affect the livability of Americans. Lack of consistent reporting updates for the economic engine introduced lack of confidence in the accuracy of the data points including GDP, Labor Market Data, Inflation Report, and Consumer Confidence Index become a challenge for future housing market production.

Pending Home Sales.
Pending Home Sales is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing. Pending contracts are good early indicators of upcoming sales closings. However, the amount of time between pending contracts and completed sales is not identical for all home sales.
