The Greater Nashville area of Middle Tennessee continues to be a Sellers’ market. Housing inventory is improving but shortages remain as a substantial increase of homes for sale are necessary to meet the current demand of serious home buyers that remain active during these challenging times. Per the Greater Nashville REALTORS® recent housing data there are 2,540 fewer homes for sale compared to this time last year.
Anecdotally, I have noticed fewer Offer Deadlines requested as new listings launch even though it is the norm in today’s market, multiple offer situations have lessened, and my Buyers hot sheets are alerting price changes (price drops) to listings. Could these be signs of trending to a more competitive market for Buyers and Sellers?... Not yet, but normalcy may be returning in the near future.
Interest Rates are slightly increased yet the low rates continue as an incentive for the Buyers to remain active instead of passive with their home search.
